| These are
the terms and conditions which you must accept before Olive
Tree Villas (“OTV”) accepts your booking.
Confirmation
of Bookings.
Bookings are not confirmed until the following;
1. In the case of bookings made more than
two months in advance of the start date of the rental, half
the value of the rental must be received by OTV.
2. Where bookings are made within two months
of the start date of the rental, we understand that OTV must
receive the full cost of the rental plus a £100 security
deposit.
Booking requests may be made by email, telephone,
fax or post. Telephone fax and email requests for particular
dates will be held open for 3 days from the request. Failing
receipt of either half or all of the rental value (which ever
amount is applicable) within 3 days of a reservation the villa
will be re-offered for let.
Once the rental money has been received,
bookings will be confirmed by OTV by either post fax or email,
as required by you.
Cheques should be made payable to Olive
Tree Villas Ltd and posted to:

OTV is not VAT registered and prices do
not include a VAT element.
The rental price includes linen and towels.
Clean linen and towels are provided weekly. Guests should
bring their own towels for the beach or for picnics.
OTV will endeavour to return all security
deposits within 14 days of the end of the rental period.
Cancellation.
Termination or Change of Dates.
If you have to rearrange the date of your
booking OTV will attempt to accommodate your wishes. However,
such rearrangements may be treated as cancellations, and OTV
reserve the right to charge the following amounts.
In the event of termination, or a complete
rearrangement of dates, then the onus is on you to find another
party to take-over the rental period. Within reason, we are
happy to accommodate a change of occupant. However, if you
think you may have to cancel for whatever reason, (such as
court dates, work commitments, hospital appointments, surgery
or ill-health) then we advises that you obtain insurance to
cover your losses. In the event that a booking is cancelled
for whatever reason, then OTV reserve the right to make the
following charges.
If the booking is cancelled within 7 days
of the rental period then OTV will retain the full value of
the rental, unless another party takes over the booking period,
in which case, a £150 administration charge will be
levied, and the rental will be otherwise refunded.
If the booking is cancelled within 6 weeks
of the rental period, then OTV will retain 60% of the full
rental value, unless another party takes over the booking
period, in which case a £100 administration charge will
be levied, and the rental will be otherwise refunded.
If a booking is cancelled within 12 weeks
of the rental period, then OTV will retain 30% of the full
rental value, unless another party takes over the booking
period, in which case a £75 administration charge will
be levied, and the rental will be otherwise refunded
If a booking is cancelled more than 12
weeks before the rental period, then OTV will refund the rental
value minus a £175 administration fee.
Villas
We accept that although OTV has tried to
accurately describe the villas on the site, there may be minor
inaccuracies or differences between the description and the
villa itself.
We accept that in some extenuating circumstances
villas may be substituted for another of a similar quality.
OTV will endeavour to inform occupants in advance of any problems
of this nature, and in such circumstances they will be entitled
to a full refund on the rental value of the property, and
a discount on a future booking(s).
Villas rented must be left in a clean and
tidy state after renting and vacated by noon unless you have specifically arranged otherwise with us. We reserve the right to charge you for another day in the event that you occupy the villa after 12 noon. Where it is necessary to repair
damage or undertake excessive cleaning in a property after
the rental period, then OTV reserves the right to deduct money
from the security deposit for such repairs and cleaning. In
certain circumstances, depending on the condition of the villa,
OTV reserves the right to ask for damages over and above the
amount of the security deposit.
All occupants must understand that the open
pools are a source of danger for young children, incapacitated
or drunk occupants or guests. Where such persons are using
the pool and swimming area you must endeavour to supervise
use of the pool and swimming area by a responsible adult.
You will not hold OTV or a villa owner responsible for accidents
which occur due to negligence or neglect by an occupant or
guest. Occupants and guests must not under any circumstances
dive into swimming pools at any OTV villa.
All members of the party occupying the villa
must have insurance which shall include health insurance and
cover for luggage and equipment brought to the villa by an
occupant.
If you have problems with the villa whilst
on holiday, then you must contact us or our local agent immediately,
and give OTV the opportunity to put right any defects, or
problems. If you do not bring problems to light as they occur,
then OTV reserve the right to not refund money as compensation.
General
Children, special needs and older people
are welcomed, and special arrangements may be made for their
comfort. You must contact us in advance for any special requirements,
as otherwise we can not guarantee the availability of certain
items upon your arrival.
Items for children such as highchairs, prams
and cots provided by OTV must be checked by the occupants
before use, to ensure that such items are safe, have not been
damaged by previous users and are appropriate for the children
intended to use them.
Pets may be permitted, in some villas at
OTV’s discretion.
OTV reserves the right to withhold letting
property to certain potential occupants, without disclosing
reasons for such a refusal.
Bookings must be made by a responsible adult,
and such a hirer is responsible for the payment of all rental
and deposits due, or damages claimed by OTV.
Arrangements for the time of arrival and
departure must be made with OTV prior to arrival at the villas.
Car hire arrangements and other services
may be contracted out to OTV’s preferred suppliers.
As such OTV can not be responsible for the goods or services
supplied, but where such services fall below expectation,
then you must inform OTV, and or the supplier to permit rectification
of any problems.
